The new owners wanted to update an aging design.
New flooring, kitchen cabinets, granite, door hardware and moldings.
The old popcorn ceil was scraped off and a slick finish added to the ceilings adding an ultra modern look.
Notice the shiplap around the kitchen counter top.
We wish we could have done an accent wall with the shiplap but the new owners were on a budget.
Maybe next year when we up date the bathrooms with new shower tile.

The Crystal Beach House was a challenging project.
The kitchen was closed off from the living room.
So we opened up the space by removing the wall between the two areas.
However that wall was a load bearing.
This required replacing the wall with a 21' steel beam header with steel columns at either end.
The result is a modern more usable living area.
The rest of the room was updated with shiplap added to the main floor walls and stairway.

The previous renovations added more square footage, now a 4 bedroom 2 bath, but the house seemed disoriented with different flooring and finishes that were dated.
We totally remodeled the master bathroom, updated the floors with vinyl plank, added new kitchen cabinets and a large island with new counter tops.
We also added another bathroom on the hallway, making it a 4/3, along with new lighting.
The results were stellar.
