Architect Jim Kautz has been helping homeowners design house additions, extensive remodels, and accessory dwelling units (ADUs) for about 8 years. Steps include designing conceptual alternatives, drawing 3-dimensional visualizations, finding contractors and verifying prices, negotiating with planning and building departments, detailing construction documents, and assisting during construction.

Hi, I'm Jim Kautz, an architect who loves helping local homeowners design the home of their dreams.
I've practiced architecture for over 40 years, and I designed everything from adding a bedroom to managing large scale hospital projects.
For the last 8 years I've had the pleasure of owning my own firm helping people make their home more functional for their current needs as well as more beautiful.
It is most important to achieve a good conceptual plan before progressing to details and construction documents.

California state law now requires that city and county administrations allow Accessory Dwelling Units to be permitted.
The term Accessory Dwelling Unit means self-contained, livable space which includes a kitchen and bathroom, and can mean a converted garage, wing of your house, or an entirely separate unit within your property line.
This may be valuable as an income generating space on Airbnb, mother-in-law unit, or as home to an onsite caregiver.

The site has limited sun at the bottom of San Geronimo Valley, so many skylights were added to give this house its airy feeling.
This very small house (1123 sq.ft.) was built in 1923.
Extensive remodeling included a new kitchen, two new baths, a laundry, and restoring two bedrooms plus a loft.
A new stair to the second floor was designed.
A separate one-story addition was refurbished to serve as a home office and guest bedroom.
After their garage was crushed by a falling tree, the owners opted to rebuild a slightly wider garage with an office and studio apartment below.

Alternatives are evaluated and the best ideas are consolidated into a Master Plan, which is suitable for review with local City Planning, Building, and Fire Departments.
Then the plan is used to seek prices from one or more general contractors.
If the Master Plan is too expensive or disruptive to be undertaken at one time, we will recommend multiple phases of work.
If the community requires a public hearing for exterior design modifications, the Architect will help you meet with neighbors and City Planning, prepare exhibits for meetings, and attend the public hearings.

The cost will depend on the masterplan that we develop together.
After a good plan is in place, I can give an order-of-magnitude estimate for both "hard" construction costs and "soft" costs for design fees, building permit fees, and owner contingencies.
Furniture and appliances might also need to be budgeted.
I will outline likely durations for choosing a contractor, working out all the important design details with you, completing documents for permit submission, permit review times, correction and resubmission based on review comments, contractor final pricing with his subcontractors, and construction.
